Ray White Papamoa Office Fitout — Papamoa

A high-key office fitout in warm white: a fluted, bar-height island under ring pendants, blond Oak banquettes on polished concrete, and a pair of colour-blocked phone booths in ochre and teal.

Fluted white island with three blond stools under linked ring pendants

The centre of this fitout is a bar-height island finished in fluted white panelling with radiused ends, set under a run of linked ring pendants with blond stools pulled up to the front. Photographed straight on it reads as a calm, symmetrical elevation — the joinery carries the room without a logo in sight.

The island rewards closer inspection. A brushed-brass gooseneck tap stands over a brass undermount sink installed into the stone benchtop, above V-groove doors carrying brass disc knobs. Overhead, reeded-glass cabinets sit against a backlit splashback, so the working wall reads as a band of soft light rather than storage. The junctions are where the standard shows: the sink meeting the benchtop edge cleanly, and the knob run receding along the island face in an even line.

The breakout takes the same palette and softens it. Banquettes sit on blond Oak plinths with grey woven upholstery and sage and oat linen cushions, the rolled seat edge landing neatly on the Oak below. A planter rail carries trailing greenery above café tables and high stools, and the floor pairs salt-and-pepper polished concrete with charcoal carpet. In the corner, a banquette on its plinth faces two white pedestal tables, a garden window centring the wall behind.

Off the open floor, a pair of phone booths supplies the colour: one ochre, one teal, each glowing behind a glazed door with a brass pull under a halo pendant. It is a small move that gives an otherwise warm-white office its one deliberate colour moment, and the glazing keeps both booths reading as part of the fitout rather than rooms added after the fact.

All of it is working joinery as much as front-of-house presentation — a sink and tap in service, banquette seating, doors with hardware that gets handled. The finish holds at knob, plinth and sink-edge level, which is where an office fitout is actually judged.
